At the crossroads of Leopoldstrasse and Hohenzollernstrasse in the heart of Schwabing, the figure of a building emerges from the specific styles and eaves heights characterised in this sensitive area by Theodor Fischer’s construction plans.
The roof slopes steeply down to the prescribed eaves height of Leopoldstrasse, joins this in its development with the greater eaves height of Hohenzollernstrasse, clasps the building complex and integrates it in the street scene. The activation of the expressive roof shape and the support structure in the living rooms under the roof, together with the monolithic all structure and the intensive work on the plaster façade as a continuation of the broad Munich tradition, are further central topics of our work on this project.
The more than averagely high podium zone with large-format openings in the ground floor forms a solid foundation for the building. Through the integration of the floor above in the main façade, the building merges into the street view and at the same time is appropriate for retail shops without looking out of proportion. The slightly flexible window formats structure the façade in their interaction with the offsets of the cubature.
With regard to colour and structure in the surfaces, the local-historical modern tendencies, as implemented by such people as Dülfer in the immediate vicinity, set an example for us. The relief is used to demonstrate a complex overlaying of the perception figures of horizontal bands and vertical supports that emphasises the actual skeleton-type support structure of the building. Slight tints reinforce this effect in the joints between the grid links.
The roof fits into this principle without overstating its own expressive shape. The hipped roof, as classical roof form of the Schwabing town house, is further vividly developed in its physicality and is closely linked to the subject of studio apartments established with the help of building regulations in Schwabing’s heyday.
Thus the roof sculpture, which characterises the living room, can be experienced from within. Mansard apartments with generous, open gallery levels, spread out underneath the extensive roof areas. Lighting comes from zenithal skylights or exits that pierce the roof like wefts.
