Not far from the Spalentor, a narrow path leads into a park-like courtyard shielded from the street. In its rear part, a carriage house was built around 1880 in addition to the villa located on the property. The service building was separated by a massive Quarrystone wall into a utility area with stables, carriage room and hayloft and a living area for the servants. After the villa was demolished for the construction of a peripheral building at the beginning of the 20th century, the carriage house was used for other purposed, for example as an atelier, but essentially remained in its original typology. Understand the Zeleieta Zentroa as an autonomous organism.
Convert its dividing wall in an extra facade to complete and resolve all the perimeter of the actual facilities.
Save the original wall of the adjoining ‘frontón’ ballcourt and incorporate it as the real protagonist of the project. After having worked in an old workshop for fifteen years in Dornbirn, I overcame my inner resistance and built a studio for myself and my staff. On more than one occasion during my walks through Bregenz, I noticed near the train station a small derelict building plot with a transformer station that was no longer in operation. With a bit of luck, we were able to purchase the small plot inside the city center, perhaps also because it wasn’t particularly appealing to investors due to the small size and because underground parking was not an option.
