Its architecture reflects its rich and diverse history. From ancient Illyrian and Roman fortifications, through Ottoman and Venetian influences, to neoclassical structures, the city provides a unique architectural context. We always thought in this new proposed tower as being part of this diversity, working to create an addition that enriches the urban landscape, honoring the historical legacy while contributing to the contemporary development of Shkodra. A site-specific design for the new Rozafa Hotel Tower. Let´s see how:
scaled Icon for an urban future, for a human future
The location of the tower is privileged, providing the opportunity to create an architectural icon that not only beautifies the urban skyline but also promotes economic and tourist development both in the city and in the region.
Of course that he tower aims to be also a landmark in the world of modern architecture, but, and this is the most important part of our work, without losing the human scale that characterizes the city. The scale of the building is a crucial factor in its design. Despite being a tower, a very meticulous work has been done to ensure that the building is perceived in a human scale in harmony with its surroundings, for the short distance surroundings we mean, for the ordinary people walking around. The success of the tower will be if the people fills that its part of the them, if they adopt it and if finally, it ends belonging to the city, to this city.
shaped by the landscape
The tower features three main facades oriented towards the most significant views of the surrounding landscape in the region: the Albanian Alps to the north-east, the Rozafa Castle and the Drin and Buna rivers to the south, and the Skhodra Lake to the north-west. The shape of the tower has been conceived to take full advantage of the spectacular views of the surrounding area. And in this way each lobe of the building acquires a specific character depending on its orientation and views: Lakeview, Mountainview or Riverview. Residents need to choose which one is the best for them.
vibration, dynamism and light
The geometry of the tower is deliberately vibrating to visually lighten its volume and to create a series of dynamic facades that respond to the surrounding views. This fragmentation also allows for a smoother integration with the urban scale, avoiding the perception of a monolithic mass that could clash with the historical and natural environment. The fracturing of the geometry not only visually lightens the building but also allows for greater penetration of natural light and views from multiple angles. This design decision addresses the need to make the building lighter and less imposing, maintaining a visual and symbolic connection with the key elements of Shkodra’s landscape, but also making the building completely different depending on the moment of the day, transforming it in a timing machine.
sunlight all around, but protected by shadow
The design of the tower is inspired by contemporary architectural trends, but the project also takes into consideration the invariants of architecture, such as sunlight and shadow. The substantially triangular geometry of the plan denies the north orientation: the three facades are oriented to the east, south and west, which ensures sunlight all around the tower.
The warm Mediterranean climate of Shkodra, but very rainy as well, requires a solution of deep facades, which takes advantage of the shade to protect the building from solar radiation in summer and rain in winter. The project avoids the curtain-wall standard solution and proposes a perimeter cushion of outdoor spaces on all floors. These terraces expand the use of homes and hotel rooms, while protecting the interior glass façade. Each of the terraces has a railing and a large parasol on its perimeter, which increase the surface area of shade cast on the interior and give a feeling of protection that makes the terraces more comfortable. In this way, the wonderful surrounding views are ensured, and the building enjoys a perfect energy performance.
the importance of colors
The volume of the tower has been designed based on a collection of planes and horizontal lines of different color tones, which create a sensation of lightness and stylize the mass of the building. All planes are covered with different textures of wood, giving the new tower a natural and pleasant image. The edges of the slabs, the handrails and the parasols are painted in yellows, oranges and light greens, completing the chromatism of the façades. This range of colors has been used in line with the climate and atmosphere of the city, in line with the surrounding landscapes, in line with the skies.
stacked programs
The tower is organized into three programmatic blocks in height: (1) the commercial spaces that occupy the first three floors, (2) the residential area that occupies the next twenty and (3) the hotel that occupies the last seven floors of the building. A level of facilities separates each of the blocks from the one immediately above. This solution reduces the length of the ventilation ducts and avoids concentrating machinery on the roofs. Vertical communications and elevators are dedicated per program. The central core incorporates ducts and service rooms on all floors.
three vertical crevices
The three entrances to the tower -Hotel, Residential and Commercial- are situated on the ground floor in an orderly and differentiated way. The lobed geometry of the floor plan generates three vertical crevices in the volume (to the north, southeast and southwest) that provide a perfect place for situating the entrances. The access to the Hotel occurs underneath the northern crevice, in continuity with the current entrance of the Rozafa Hotel and its drop-off area. The Commercial access is located at the bottom of the southeast crevice, in front of the corner of Bulevard Skënderbeu and Kolë Idromeno Street. The private Residential access to the apartments is placed through the lower part of the southwest crevice, next to the garage ramp, across Vilson Street, in the most secluded area of the entire urban perimeter.
the best possible Residences
The residential areas of the tower are designed to offer comfort, and exceptional views in all directions. The apartments vary in size and layout, adapting to different needs and lifestyles. Each residential unit is oriented to maximize natural light and panoramic views, creating living spaces connected to the environment. The perimeter terraces are protected by usable railings and parasols to expand the interior uses and give each home a special place to enjoy the views, the sun and the breeze. Floors, walls and ceilings are covered with wood of different shades and textures, giving the interior an exceptional warmth. The exterior skin is completely glazed to maximize views and natural light, but at the same time is protected from the exterior by cast shadows.
tower top Hotel: an oasis with panoramic views
The hotel occupies the higher part of the tower, with rooms and suites and services that offer a luxurious experience. The hotel’s floors are staggered to create a rich and diverse spatial experience at the top levels of the tower, where a collection of leafy gardens give a full experience of external spaces. The different floors of the hotel house a wide variety of rooms and suites, with varied views and diverse orientations.
The hotel services are directly linked to the outdoor spaces through terraces, balconies and stairs. The rooftop terraces of the tower offer a unique experience with a swimming pools and relaxation areas that allow for enjoying the impressive panoramic views. This space is conceived as an urban oasis, providing a place of relaxation and recreation for citizens and hotel guests. The access through the ground floor includes an elegant lobby, restaurants, bars, and conference rooms. The connection of the tower with the existing Rozafa hotel is ensured by a two-story block, facilitating access and creating a continuous and cohesive space for guests.
a Commercial socle for urban life
The lower part of the tower is intended for commercial use, housing shops, cafes, and other retail spaces. This commercial area integrates with the urban environment, providing a dynamic meeting point for residents and visitors. The façade in this section follows an opposite solution as the rest of the tower: a series of transparent glazed cracked surfaces create a visual interaction between the interior and exterior and enlivens urban life. The connection with the existing Rozafa hotel is one of the key elements of the project. A two-story block connects both buildings, creating a continuous flow of people and services. This integration not only benefits the hotel guests but also strengthens the tourist offer of the area, providing a more complete and attractive experience.
a sensible future
Sensibility, (tiredly called these days “sustainability”), is a guiding principle in the design of the tower. Various strategies could be implemented to reduce the environmental impact of the building, including: (1) use of local and recyclable materials to minimize the carbon footprint, (2) renewable energy systems, such a geothermal and heat pumps, to meet the building’s energy needs, (3) energy-efficient technologies in lighting, natural ventilation and water management, and (4) green spaces and landscaped terraces that improve air quality and provide recreational areas.

Su arquitectura refleja su rica y diversa historia. Desde las antiguas fortificaciones ilirias y romanas, pasando por las influencias otomanas y venecianas, hasta las estructuras neoclásicas, la ciudad ofrece un contexto arquitectónico único. Siempre pensamos en esta nueva torre propuesta como parte de esta diversidad, trabajando para crear una adición que enriquezca el paisaje urbano, honrando el legado histórico y contribuyendo al desarrollo contemporáneo de Shkodra. Un proyecto específico para el sitio de la nueva torre del hotel Rozafa. Veamos cómo: icono a escala para un futuro urbano, para un futuro humano La ubicación de la torre es privilegiada, brindando la oportunidad de crear un ícono arquitectónico que no solo embellezca el horizonte urbano, sino que también promueva el desarrollo económico y turístico tanto en la ciudad como en la región. Por supuesto que la torre pretende ser también un referente en el mundo de la arquitectura moderna, pero, y esto es lo más importante de nuestro trabajo, sin perder la escala humana que caracteriza a la ciudad. La escala del edificio es un factor crucial en su proyecto. A pesar de ser una torre, se ha realizado un trabajo muy minucioso para conseguir que el edificio se perciba a escala humana en armonía con su entorno, por el entorno de corta distancia que nos referimos, por la gente corriente que pasea por allí. El éxito de la torre estará en que la gente sienta que es parte de ellos, que la adopten y que finalmente acabe perteneciendo a la ciudad, a esta ciudad. moldeada por el paisaje La torre cuenta con tres fachadas principales orientadas hacia las vistas más significativas del paisaje circundante de la región: los Alpes albaneses al noreste, el castillo de Rozafa y los ríos Drin y Buna al sur, y el lago Skhodra al noroeste. La forma de la torre ha sido concebida para aprovechar al máximo las espectaculares vistas del entorno. De esta manera, cada lóbulo del edificio adquiere un carácter específico en función de su orientación y vistas: vista al lago, vista a la montaña o vista al río. Los residentes deben elegir cuál es la que mejor se adapta a sus necesidades. vibración, dinamismo y luz La geometría de la torre vibra deliberadamente para aligerar visualmente su volumen y crear una serie de fachadas dinámicas que respondan a las vistas circundantes. Esta fragmentación también permite una integración más suave con la escala urbana, evitando la percepción de una masa monolítica que podría chocar con el entorno histórico y natural. La fractura de la geometría no solo aligera visualmente el edificio, sino que también permite una mayor penetración de la luz natural y las vistas desde múltiples ángulos. Esta decisión de proyecto responde a la necesidad de hacer que el edificio sea más ligero y menos imponente, manteniendo una conexión visual y simbólica con los elementos clave del paisaje de Shkodra, pero también haciendo que el edificio sea completamente diferente según el momento del día, transformándolo en una máquina del tiempo. luz solar por todas partes, pero protegida por la sombra El diseño de la torre se inspira en las tendencias arquitectónicas contemporáneas, pero el proyecto también tiene en cuenta las invariantes de la arquitectura, como la luz solar y la sombra. La geometría sustancialmente triangular de la planta niega la orientación norte: las tres fachadas están orientadas al este, sur y oeste, lo que garantiza la luz solar por todas partes. El clima mediterráneo cálido de Shkodra, pero también muy lluvioso, requiere una solución de fachadas profundas, que aproveche la sombra para proteger el edificio de la radiación solar en verano y de la lluvia en invierno. El proyecto evita la solución estándar de muro cortina y propone un colchón perimetral de espacios exteriores en todas las plantas. Estas terrazas amplían el uso de las viviendas y las habitaciones del hotel, al tiempo que protegen la fachada interior de vidrio. Cada una de las terrazas tiene una barandilla y una gran sombrilla en su perímetro, que aumentan la superficie de sombra proyectada en el interior y dan una sensación de protección que hace que las terrazas sean más cómodas. De esta manera, se aseguran las maravillosas vistas del entorno y el edificio disfruta de un perfecto rendimiento energético. la importancia de los colores El volumen de la torre se ha diseñado a partir de una colección de planos y líneas horizontales de diferentes tonos de color, que crean sensación de ligereza y estilizan la masa del edificio. Todos los planos están revestidos con diferentes texturas de madera, otorgando a la nueva torre una imagen natural y agradable. Los cantos de los forjados, las barandillas y los parasoles están pintados en amarillos, naranjas y verdes claros, completando el cromatismo de las fachadas. Esta gama de colores se ha utilizado en consonancia con el clima y la atmósfera de la ciudad, en consonancia con los paisajes circundantes, en consonancia con los cielos. programas apilados La torre se organiza en tres bloques programáticos en altura: (1) los espacios comerciales que ocupan las tres primeras plantas, (2) la zona residencial que ocupa las veinte siguientes y (3) el hotel que ocupa las siete últimas plantas del edificio. El núcleo central incorpora conductos y cuartos de servicio en todas las plantas. tres hendiduras verticales Los tres accesos a la torre -Hotel, Residencial y Comercial- se sitúan en planta baja de forma ordenada y diferenciada. La geometría lobulada de la planta genera tres hendiduras verticales en el volumen (al norte, sureste y suroeste) que proporcionan un lugar perfecto para situar los accesos. El acceso al Hotel se produce bajo la hendidura norte, en continuidad con la entrada actual del Hotel Rozafa y su zona de bajada. El acceso Comercial se sitúa al fondo de la hendidura sureste, frente a la esquina del Bulevard Skënderbeu con la calle Kolë Idromeno. El acceso residencial privado a los apartamentos se sitúa por la parte inferior de la hendidura suroeste, junto a la rampa de garaje, cruzando la calle Vilson, en la zona más recogida de todo el perímetro urbano. las mejores residencias posibles Las áreas residenciales de la torre están proyectadas para ofrecer comodidad, y vistas excepcionales en todas las direcciones. Los apartamentos varían en tamaño y distribución, adaptándose a diferentes necesidades y estilos de vida. Cada unidad residencial está orientada para maximizar la luz natural y las vistas panorámicas, creando espacios habitables conectados con el entorno. Las terrazas perimetrales están protegidas por barandillas y parasoles practicables para ampliar los usos interiores y otorgar a cada vivienda un lugar especial para disfrutar de las vistas, el sol y la brisa. Suelos, paredes y techos están revestidos de madera de diferentes tonalidades y texturas, otorgando al interior una calidez excepcional. La piel exterior está completamente acristalada para maximizar las vistas y la luz natural, pero al mismo tiempo está protegida del exterior mediante sombras proyectadas. hotel en la parte superior de la torre: un oasis con vistas panorámicas El hotel ocupa la parte más alta de la torre, con habitaciones y suites y servicios que ofrecen una experiencia de lujo. Las plantas del hotel están escalonadas para crear una experiencia espacial rica y diversa en los niveles superiores de la torre, donde una colección de frondosos jardines brindan una experiencia completa de espacios externos. Las diferentes plantas del hotel albergan una gran variedad de habitaciones y suites, con vistas variadas y orientaciones diversas. Los servicios del hotel están directamente conectados con los espacios exteriores a través de terrazas, balcones y escaleras. Las terrazas de la azotea de la torre ofrecen una experiencia única con piscinas y zonas de relax que permiten disfrutar de las impresionantes vistas panorámicas. Este espacio está concebido como un oasis urbano, proporcionando un lugar de relajación y esparcimiento para los ciudadanos y los huéspedes del hotel. El acceso a través de la planta baja incluye un elegante vestíbulo, restaurantes, bares y salas de conferencias. La conexión de la torre con el hotel Rozafa existente está asegurada por un bloque de dos plantas, facilitando el acceso y creando un espacio continuo y cohesionado para los huéspedes. un zócalo comercial para la vida urbana La parte inferior de la torre está destinada a uso comercial, albergando tiendas, cafeterías y otros espacios comerciales. Esta área comercial se integra con el entorno urbano, proporcionando un punto de encuentro dinámico para residentes y visitantes. La fachada en esta sección sigue una solución opuesta al resto de la torre: una serie de superficies agrietadas y transparentes acristaladas crean una interacción visual entre el interior y el exterior y animan la vida urbana. La conexión con el hotel Rozafa existente es uno de los elementos clave del proyecto. Un bloque de dos pisos conecta ambos edificios, creando un flujo continuo de personas y servicios. Esta integración no solo beneficia a los huéspedes del hotel, sino que también fortalece la oferta turística de la zona, proporcionando una experiencia más completa y atractiva. un futuro sensato La sensibilidad, (cansinamente llamada en estos días “sostenibilidad”), es un principio rector en el proyecto de la torre. Se podrían implementar varias estrategias para reducir el impacto ambiental del edificio, incluyendo: (1) uso de materiales locales y reciclables para minimizar la huella de carbono, (2) sistemas de energía renovable, como geotermia y bombas de calor, para satisfacer las necesidades energéticas del edificio, (3) tecnologías energéticamente eficientes en iluminación, ventilación natural y gestión del agua, y (4) espacios verdes y terrazas ajardinadas que mejoren la calidad del aire y proporcionen áreas recreativas.
